Nampa Idaho Real Estate: The Local’s Guide

People come to Nampa Idaho real estate for the price. That is the honest reason, and there is nothing wrong with it.

What surprises them is everything that showed up here while they were not looking. A hospital doubling in size. A distribution center the size of a small airport. More new homes going under contract than any other city in Canyon County.

Nampa quit being the cheap option and became the practical one.

What does a house cost in Nampa?

The median Nampa home sold for $433,745 in July 2026, up 2.8% from a year earlier. That is roughly $144,000 less than the median Boise home in the same month.

Notice Nampa’s growth rate. Up 2.8% while Boise ran up 10.0% and Meridian 10.7%. Slower appreciation is not a weakness when you are buying. It means you are not paying for somebody else’s bidding war.

What is actually being built in Nampa?

More than most people realize, and it is not just houses.

  • Saint Alphonsus is more than doubling its Nampa hospital at 4300 E. Flamingo. About 254,000 square feet added, 64 more beds, and 140 to 250 new staff positions. Groundbreaking was June 2026, finishing Fall 2028.
  • Tractor Supply is building an 865,000 square foot distribution center here, roughly $225 million, with 500 plus full-time jobs. It is scheduled to open late 2026 or early 2027 and it is the largest single block of new jobs coming to Canyon County.
  • Amazon’s fulfillment center sits on E. Franklin at Star Road. It is why same-day and next-day delivery across this valley is better than people expect when they move from a big city.
  • New homes were 39% of all Canyon County sales in July, and Nampa accounted for 39% of the county’s pending new homes. More new construction is going under contract here than anywhere else in the county.

What is the commute like from Nampa?

Nampa sits on I-84 roughly halfway between Caldwell and downtown Boise, which is the whole point of living here. You are not far from anything in this valley.

What should you know before moving to Nampa?

  • Nampa is the biggest city in Canyon County and it grew about 3% last year. It is not a bedroom community, it is its own city with its own downtown.
  • Well and septic show up on the edges of town. It flips almost block to block out there and it changes your inspection list and your monthly costs.
  • Irrigation is separate from your water bill in a lot of neighborhoods, with its own schedule and cost.
  • Idaho’s homeowner’s exemption takes 50% off assessed value up to a $125,000 cap, primary residence only.
  • Drive your commute before you fall in love with a house. The price difference is real. So is the interstate.
