Nampa is the Treasure Valley’s best-kept non-secret: Idaho’s third-largest city, with more house for the money than Boise, a straight shot down I-84, and a hometown feel it never lost. I can say that with a straight face because I didn’t move here to sell it. I was born and raised here. This page is the hub for everything I’ve written about Nampa real estate: buying, selling, land, investing, and making the move.
I’m Garrett Pancheri, Co-Owner & Team Leader of Living in Idaho at LPT Realty. Licensed since 2012. My team has helped 2,000+ families across the Valley, 500+ of them with me personally. And if Nampa isn’t the right move for you, I’ll tell you that too.

FAQ About Nampa Idaho Real Estate
Is Nampa Idaho a good place to live?
I’m biased, but yes. Nampa gives you real neighborhoods, Lake Lowell sunsets, a historic downtown that keeps getting better, and the Ford Idaho Center down the street, all with more house for your money than Boise. Families do well here. I’d know. I’m raising four kids here.
Is Nampa cheaper than Boise?
Generally, yes. Dollar for dollar you get more square footage and more lot in Nampa than in Boise or Meridian. The exact gap moves with the market, so if you want today’s numbers, call or text me at 208-880-2890 and I’ll pull them for you.
What is Nampa known for?
Agriculture roots, the Ford Idaho Center, Lake Lowell, and one of the Valley’s most walkable historic downtowns. It grew from farm town to Idaho’s third-largest city without losing the wave-at-your-neighbor thing.
Who is the best realtor in Nampa?
The honest answer: it depends on what you need, and I wrote a whole guide on how to compare Nampa agents, me included. What I will promise is this: I was born here, I have done this since 2012, and I will talk you out of the wrong house.
