$50 million. That is roughly what one of the world’s biggest tech companies spent on water and sewer infrastructure in Kuna, the town half this valley still calls a farm stop. That number rearranged how I think about Kuna’s ceiling. So, are there luxury homes in Kuna Idaho? Yes, and here is the honest version. Kuna’s high end rarely looks like Eagle’s high end. Out here, luxury means acreage, a view of the Owyhees, a custom build, and a shop big enough to hear your echo. If your picture of luxury is marble and a gate code, look north. If it involves land and toys, keep reading.

What do the numbers say about Kuna right now?

  • The median Kuna home sold for $482,896 in July 2026, up 7.1% from a year earlier, per IMLS data reported by We Know Boise. That is about $95,000 under Boise and roughly $104,000 under Meridian.
  • Kuna grew from 24,011 people in the 2020 Census to an estimated 31,525 by July 2025, a 30.8% jump in five years, per U.S. Census QuickFacts.
  • On that same page, 82.5% of Kuna’s occupied homes are owner occupied, and the median owner occupied home value ran $423,900 across 2020 to 2024. Both are American Community Survey figures, which lag the live market.
  • Kuna sits in Ada County, where the median single family sale hit $602,000 in July 2026, up 9.5%, with 2.4 months of supply, per the Boise Regional REALTORS July 2026 Ada County stat sheet.

That 82.5% ownership rate is the quiet tell. Kuna is a town of people who own their dirt, and the high end of that market is people who own a LOT of dirt.

Where are the luxury homes in Kuna actually hiding?

In plain sight, usually behind a longer driveway. South and west of town the subdivisions thin out and the parcels stretch toward Kuna Butte and the Snake River rim country, where custom homes sit on acreage with the Owyhee Mountains stacked across the horizon. Mixed right into town you will also find newer estate style pockets where the lots run wide instead of deep and the third garage bay was never optional.

And the infrastructure story says this end of the market is early, which is my favorite word in real estate. Meta built a large campus in east Kuna’s industrial area, and reportedly it is the first of more they intend to build in the valley. The jobs number on that campus is small and I will not oversell it. The part that matters for property is the roughly $50 million in water and sewer capacity Meta funded, because pipes are permission. A town that just got bigger pipes is a town that can approve bigger things for decades.

What does luxury actually mean out here?

The Kuna high end and the classic high end are answering different questions.

That last row is the whole buying strategy. Countertops are a weekend project. Five acres and a 40 foot shop are not. Out here you pay up for the things no remodel can add.

How does a high end Kuna search actually go?

The buyers who taught me this were relocating from California back in 2014. We shopped everywhere from Caldwell to Boise, and the non negotiable was never square footage. It was a shop, because they had a serious car collection that was not going to sleep outside.

We actually fell for a house in Nampa first. That deal got difficult for reasons that had nothing to do with the house, and instead of forcing it, we walked. Managing the emotions of walking away from an almost home is half my job some months.

Then Kuna produced the winner. Right land, right shop, right horizon. We negotiated the timeline they needed around their California sale and got their closing costs paid on top.

What should I check on Kuna acreage that city buyers never think about?

Is a luxury budget required to love Kuna?
