Nampa Idaho Builder Expert Realtor: Which Builder Is the Wrong Question

People ask a Nampa Idaho builder expert realtor which builder is the best one. That is the wrong question, and I used to answer it anyway.

The better question is which builder currently has a house they need to move, because that changes more about your deal than the name on the sign does.

In 2020 I had clients coming from California who wanted a slower, quieter life here. We looked for a while, found a CBH home that fit, wrote a clean offer and closed without drama. No war story. That was the right deal for them and there was nothing to fight about.

Six years later, at the same builder, I had to work for every dollar. Same sign. Completely different transaction.

What has each builder actually done in my deals?

This is my own file history, with years and cities attached. It is a record of what happened, not a prediction about what any builder will do for you next month. Anybody who tells you a builder always does something is guessing.

Read down that list and the pattern is not the builder. It is the house and the season.

What varies between builders, and what does not?

The right column is where most buyers actually lose money, and none of it depends on which builder you picked.

So how do you choose?

By the specific house, in this order. Is it standing finished and unsold, or is it being built for you. What phase is it in and is that phase still recording new sales. How many unsold homes are framed and waiting in that same phase right now.

Then you pick the floor plan. I know that is backwards from how it feels. The floor plan is the part you will love and the part everybody leads with, and it is also the part with the least money attached.

When should you hire a different agent?

  • You want me to tell you a builder is bad. I am not going to, because my deals with all of them have been fine and yours probably will be too
  • You want to build fully custom on your own ground. Different specialist, and I will hand you off
  • You registered at a model home alone and the builder will not add representation now. I will tell you rather than take your time
  • You do not want to look at more than one builder. Comparing is the entire point of this page
