Who is the Best Realtor in Nampa Idaho? A Buyer’s Comparison Guide

The best realtor Nampa Idaho can give you is the one who knows which fights are worth having. In 2015 I handed a family the keys to their new home and the backyard was a jungle.

Updated

The sellers had quit taking care of the yard the second they went under contract. I had every right to make it an issue. I could have made phone calls, written a demand, held up the whole thing on principle and been correct the entire time.

Instead I paid some kids to go cut it down.

That was not generosity. Those clients had been sending me their friends and family for years, and their move in day was not going to be about a lawn dispute. The mowing cost less than the argument would have.

The husband was out of town on military training for most of that search, so his wife and I looked at homes without him. We got $8,000 off the purchase price and timed the sale of their old home against the purchase of this one so nothing overlapped. Then I mowed the yard.

Who is the best realtor in Nampa Idaho for buyers?

The one who can show you what they have actually negotiated here, with years and dollar amounts attached. Anybody can say they negotiate hard. Ask them what it got somebody.

Here is mine, from real Nampa closings.

YearThe situationWhat we got
2026First home, new build with CBH, VA financingThe builder incentives plus another $5,000 toward appliances, closing costs and a rate buydown
2025VA buyer, tight budget, real appraisal risk$5,000 off, $7,500 toward closing, and the seller scraped and repainted the house
2022Move up from Boise for more room outside$15,000 off the price plus closing costs paid
2022Investor purchase$20,000 off the purchase price
2020First home, CBH new construction$10,000 in builder incentives and almost $20,000 off the price
2015Move up with two closings timed together$8,000 off, and a mowed lawn

Every one of those is a separate family and a separate file. None of them happened because I asked nicely.

What should you compare when you pick a Nampa agent?

Ask the questions that have a wrong answer.

What to askA weak answerWhat you want to hear
How many Nampa deals have you closed?“I work the whole Treasure Valley.”A number, and what went wrong in one of them
Who are the builders here and how do they negotiate?“They all work about the same.”Named builders, and what each one actually gives up
What happens if my VA appraisal fails?“That basically never happens.”Here is the plan we make before we write, and here is a time it failed and we still closed
What is Nampa median right now and where did you get it?A number with no sourceA figure, a month, and the name of the data it came from
When would you tell me not to buy a house?“If you are not comfortable.”Four specific situations, without hesitating

What does a house cost in Nampa right now?

The median Nampa home sold for $433,745 in July 2026, up 2.8 percent from a year earlier. That is roughly $144,000 under the median Boise home in the same month, and it is the entire reason people who start their search in Boise finish it here.

If you are comparingMedian sold price, July 2026What it means for a Nampa buyer
Nampa$433,745Your baseline. Up 2.8 percent year over year
Caldwell$420,500About $13,000 less, and further west
Kuna$482,896About $49,000 more, and mostly new construction
Boise$577,500About $144,000 more for a comparable home
Meridian$586,850About $153,000 more, growing fastest of the five

City medians are IMLS data reported by We Know Boise. County figures come from the Boise Regional REALTORS monthly market reports. I do not price Treasure Valley homes off national estimate tools, because their numbers and the MLS numbers disagree often enough to cost you real money.

When should you hire a different agent?

When you want somebody to agree with you. That is not what I am for, and there is no version of me that becomes that.

  • You want a yes on a house I think is a mistake. I will say so, and I will say it more than once
  • You are buying commercial or a large agricultural parcel. Different skill set, and I will refer you
  • You are buying outside the Treasure Valley, where I do not know what a listing is really worth
  • You want someone reachable at 11pm every night. I have four kids. I will call you back in the morning

What do clients actually say about working with me?

One real one beats a page of paraphrasing.

What is the first step?

Get a real pre approval, because it is the one piece of leverage you fully control. Then read the Nampa real estate guide so you know what the market is doing before you tour anything.

If you are moving here from out of state, start with the Idaho Relocation Guide instead. And if the next house is a new build, read how builder negotiation works in Nampa before you walk into a model home.

I will talk you out of the wrong house. I will also mow your lawn. Those are the same job.
