Eagle Idaho Real Estate: The Local’s Guide

The median home in Eagle Idaho real estate sold for $949,000 in July 2026. Here is the part that number does not tell you: Eagle homes sit on the market longer than homes in any other city in Ada County.

Most expensive city in the valley, and the one where a buyer has the most time to think. Those two facts belong in the same sentence and almost nobody puts them there.

What does a house cost in Eagle?

The median Eagle home sold for $949,000 in July 2026, up 5.5% from a year earlier. That is roughly $371,000 above the median Boise home and more than double the median in Caldwell.

An important scope note on that $949,000. City-level figures cover single-family homes on less than one acre. Eagle has a real supply of acreage and estate property, and none of it is in that median. The true all-lot-sizes number for Eagle is higher. If somebody quotes you an Eagle median without that caveat, they do not know what they are quoting.

Why do Eagle homes take longer to sell?

Because higher price points always have fewer buyers, and because a lot of Eagle inventory is new construction competing against other new construction.

Boise Regional REALTORS put it plainly in the July report: homes in Eagle tend to be on the market longer than homes in other cities, and most of Ada County’s available new homes are in either Eagle or Meridian.

For a buyer that is good news and you should use it. Time on market is leverage. A seller in week nine is a very different negotiating partner than a seller in week one, and in Eagle you will meet more of the former.

For a seller it means pricing correctly the first time actually matters here. There is no crowd to bail you out of an optimistic list price.

What is the commute like from Eagle?

Eagle is north and west of Boise along the river, which makes downtown easy and the southeast side of the valley less so.

Where is the new construction in Eagle?

Eagle and Meridian hold most of Ada County’s new-home inventory, and new homes were 46% of everything on the market in the county in July.

Read the supply column instead of the price. Ada new construction was at 2.43 months of supply against 1.91 for resale. More standing inventory is what makes a builder negotiate, and Eagle has standing inventory.

Ask for closing costs, a rate buydown, finished landscaping, and anything else that is not the base price. Builders protect the sticker because cutting it resets the comps for every home behind yours in that phase. They will hand you value in almost any other form. What should you know before moving to Eagle?

  • Eagle is about 40,200 people, up 3.5% in a year from 30,346 at the 2020 Census. It is growing steadily rather than explosively. (COMPASS 2026 population estimates)
  • Acreage here is a different transaction. Well, septic, irrigation rights, and access all matter, and none of them show up in listing photos. Order a separate septic inspection. Your home inspector does not do it.
  • Irrigation is its own system with its own schedule and cost in many neighborhoods.
  • Idaho’s homeowner’s exemption caps at $125,000 off assessed value. On a $949,000 home that is a much smaller percentage of your bill than it is on a $420,000 home. Run the actual tax number, do not assume.
  • Time is on your side here. Slower market, more inventory, more room. Use it instead of rushing.
