The median Middleton home sold for $497,450 in July 2026, down 12.7% from a year earlier. Canyon County single-family overall came in at $444,995, up 3.7%, so Middleton is still above its county.

Why the county went up while Middleton went down. Middleton has the heaviest new-construction mix in Canyon County. In July 2026 Middleton accounted for 18% of all new homes sold in the county and 22% of the new homes pending. Do Middleton homes take longer to sell?

Yes. Boise Regional REALTORS reported that homes in Middleton were on the market longest on average in Canyon County in July 2026.

If you are buying, that is leverage and you should use it. A seller in week eight negotiates differently than a seller in week one, and Middleton produces more week-eight sellers than its neighbors do.

If you are selling, it means the first price is the one that matters. There is no crowd here to rescue an optimistic list price, and chasing the market down costs more than pricing it right on day one.

What is the commute like from Middleton?

Middleton sits between Caldwell, Nampa and Star, off the main interstate line. That is either the appeal or the problem, depending on where you work.

What should you know before moving to Middleton?

  • This is a smaller city and the monthly data is thin. One month’s median in Middleton is a data point, not a verdict. Do not make a decision off a single headline number, including the one at the top of this page.
  • Heavy new construction means builder negotiation. Builders protect the base price and hand out closing costs, rate buydowns and finished backyards instead. Ask for all of it.
  • Well and septic are common outside the newer subdivisions. Order a separate septic inspection, because your home inspector does not do one.
  • Irrigation is its own system in many neighborhoods, with its own schedule and cost.
  • Idaho’s homeowner’s exemption takes 50% off assessed value up to a $125,000 cap, primary residence only. Verify it on the exact parcel.
