Star Idaho Real Estate: The Local’s Guide

If you are looking at Star Idaho real estate, you should know one number first. Star has grown 131% since the 2020 Census.

Not 31%. One hundred and thirty-one. It is the greatest percentage increase of any city in this valley, and it went up another 14.4% in the last twelve months alone.

What does a house cost in Star?

The median Star home sold for $645,000 in July 2026, up 3.6% from a year earlier. That puts Star second only to Eagle among the valley’s cities and well above Boise.

Two honest caveats on that number. First, Star is a small city and its monthly sample is thin, so the median swings more month to month than a bigger city’s does. Treat one month as a data point, not a trend. Second, city figures cover single-family homes on less than one acre, and Star has real acreage that is not in that median.

Why is Star growing faster than anywhere else?

Land, new construction, and the Highway 16 connection that made the north side of the valley reachable.

Star went from about 11,107 people at the 2020 Census to roughly 24,950 today, and it added about 3,150 people in the last year alone. Kuna grew at nearly the same rate. Meanwhile Meridian and Nampa, both much larger, each grew about 3%. (COMPASS 2026 population estimates)

Star was also the only city in Ada County where sales actually increased in July, by nine additional homes, at a time when most cities saw fewer. Small numbers, but the direction is real.

Fast growth is not automatically good news for a buyer. It means new roads, new schools, new traffic patterns, and a field next door that may not stay a field. Go in with your eyes open about that.

What is the commute like from Star?

Star sits at the northwest corner of Ada County. Highway 16 and Chinden are your two arteries and the whole calculation runs through them.

What should you know before moving to Star?

  • You are buying into a city that is still becoming one. That is genuinely exciting and it also means infrastructure is catching up to rooftops, not the other way around.
  • Ask what is planned next door. In a city growing at 14% a year, an empty field is a question, not an answer. This matters more here than anywhere else in the valley.
  • Well and septic are common outside the newer subdivisions. Different inspection list, different monthly costs, and it flips block to block.
  • Irrigation is its own system in many neighborhoods, separate from your water bill and with its own schedule.
  • Idaho’s homeowner’s exemption takes 50% off assessed value up to a $125,000 cap, primary residence only. On a $645,000 home that cap matters. Run the real number.
