What makes acreage different from a normal purchase?

The house is the smallest part of the inspection. Water, waste, access and fencing are where the money and the surprises live.

What breaks first on an acreage property?

The septic system, and almost nobody inspects it.

I once had buyers on an animal property where the septic was the problem, so we made it the seller’s problem. We got the price reduced by $17,000 and got the seller to install a brand new septic system and drainfield. My buyers moved in with the most expensive thing underground already replaced.

That was an Eagle closing and I will say so plainly. The lesson travels. Order a separate septic inspection. Your home inspector does not do one.

What does acreage cost around Meridian?

There is no clean answer, and anyone who gives you one is quoting the wrong number.

Meridian’s median was $586,850 in July 2026 (IMLS data reported by We Know Boise), but city medians cover single-family homes on less than one acre. Acreage is not in that figure. Ada County overall was $602,000 and includes all lot sizes (Boise Regional REALTORS July 2026 Ada County stat sheet).

Two parcels the same size a mile apart can be worth wildly different money. Price the property, not the county.

When should an acreage buyer walk away?

  • You are gone more weeks than you are home. Land keeps a schedule whether or not you are here.
  • You have not driven the road in winter. Do it in actual weather. That trip has changed more minds than any inspection.
  • You have nothing left in reserve. Wells, septic and fencing are five-figure items that arrive uninvited.
  • You want it strictly as an investment. Acreage is a way to live that sometimes appreciates. Buy it because you want to be there.

What is the first move?

Decide the maximum drive time you will still be happy with in year five, then let that draw the map.
