Meridian Idaho real estate is now more expensive than Boise, and almost nobody believes that until I show them the number.
Median Meridian home in July 2026: $586,850. Median Boise home the same month: $577,500. Meridian is also the second largest city in Idaho now, at about 152,070 people.
People still talk about Meridian like it is the affordable suburb next door. That stopped being true a while ago.

What does a house cost in Meridian?
The median Meridian home sold for $586,850 in July 2026, up 10.7% in a year. That is the fastest price growth of any major city in the valley right now, and it is the number that surprises relocating buyers most.

One honest caveat on that 10.7%. Meridian jumped hard from June, and one month is a data point, not a trend. What is clearly true over the last year is that Meridian is no longer the cheaper alternative to Boise.
Why is Meridian more expensive than Boise?
Newer housing stock, bigger lots on average, and a huge share of the valley’s new construction inventory. You are largely comparing new Meridian houses against older Boise ones.
In July 2026, new homes made up 46% of all Ada County inventory, and most of what was on the market sat in Eagle or Meridian. New construction carries a premium and it moves the median up with it.
That also means Meridian is where the incentives are. Builders protect their base price and hand out value everywhere else: closing costs, rate buydowns, finished landscaping, appliances. A resale seller in Boise will negotiate the price and landscape nothing. Different games, different leverage.
What is the commute like from Meridian?
Meridian is the middle of the valley, which is the entire argument for living here. You are between everything and married to nothing.
I will not hand you a drive time I did not measure. Here are the actual routes. Drive the one that matters at 7:30 on a Tuesday before you decide.

One thing on the horizon: Saint Alphonsus is building a health plaza at Highway 16 and Chinden, finishing in 2028, with roughly 110 jobs. That corner is going to get busier.
Where is the new construction in Meridian?
Nearly everywhere, and that is the defining fact about this city. Meridian and Eagle hold most of Ada County’s new-home inventory.
If you are buying new here, read the supply number instead of the price. Ada County new construction sat at 2.43 months of supply in July against 1.91 for resale. More standing inventory is the single best predictor of whether a builder will negotiate with you.

What should you know before moving to Meridian?
- It is not a small town anymore. About 152,070 people and up 3.2% in a year, from 117,635 at the 2020 Census. Plan for the traffic that comes with that, not the traffic in the photos. (COMPASS 2026 population estimates)
- Eagle Road is the thing everybody complains about. Learn the parallel routes in your first month and you will be much happier.
- Irrigation is separate from your water bill in many neighborhoods, with its own schedule and cost. Ask in February, not April.
- Idaho’s homeowner’s exemption takes 50% off your home’s value up to a $125,000 cap, primary residence only. Verify it on the exact parcel.
- HOAs are common here because so much of Meridian is newer subdivisions. Read the documents during your contingency period, not after.
