About $102,000.
That is what living in Kuna Idaho saves you against Boise. It is the gap between Kuna’s median sold price ($467,758) and Boise’s ($570,000) in June 2026, per Intermountain MLS data reported by Mike Brown Group. Same valley. Same sunsets. Six figures apart.
So here is my honest answer on living in Kuna Idaho with a Boise job. If you want a newer house and more house for the money, and you can genuinely live with roughly half an hour each way, Kuna is worth a hard look. If your life happens downtown after 6 p.m., the savings will not feel like savings for long.
Let me show you the math on both halves of that.
What does living in Kuna Idaho actually cost?
- Kuna’s median sold price was $467,758 in June 2026, DOWN 1.0% from a year earlier, per Intermountain MLS data reported by Mike Brown Group.
- The average commute for Kuna workers is 28.9 minutes, per U.S. Census American Community Survey 2024 data via Data USA.
- About 82.5% of Kuna households own their home, on the same 2024 Census data. For a bedroom community, that is a striking number. Most of the town has skin in the game.
- Kuna counted 24,526 people in the 2020 Census and sits around 32,665 in 2026, per Census Bureau estimates reported by World Population Review. That is roughly a third more neighbors in six years.
One caution on that commute figure. It averages everyone who works, including people whose jobs are in Kuna, Meridian, or Nampa. Your drive to a downtown Boise office at 8 a.m. is not average. In my experience it runs 35 to 45 minutes at rush hour, most of it on Highway 69 and I-84. Test it on a Tuesday before you write an offer. I mean that literally.
Why are Kuna prices down when the rest of the valley is up?
Look at June 2026 side by side:
| City | Median sold price, June 2026 | Change vs. June 2025 |
|---|---|---|
| Kuna | $467,758 | down 1.0% |
| Nampa | $425,445 | up 0.9% |
| Meridian | $568,450 | up 0.6% |
| Boise | $570,000 | up 4.6% |
Kuna is the only one of the four moving backward, and the reason is mostly supply. Kuna has been one of the valley’s fastest growing cities, and fast growth means subdivisions, and subdivisions mean brand new homes competing with each other for the same buyers. When builders compete, prices behave.
For a buyer, a flat-to-down market with motivated builders is leverage you should not waste. Incentives, rate buydowns, closing costs. Ask for them.
For a homeowner worried about that 1%, here is the line I repeat more than any other: “A primary home is shelter first, not an investment.” You do not lose a dime on paper prices while your kids are learning to ride bikes in the driveway.
What is Kuna actually like to live in?
It still feels like a small town that got a growth spurt, because that is exactly what it is.
Indian Creek runs right through downtown, with a greenbelt path along it. South of town you fall off the edge of suburbia fast, into the Morley Nelson Snake River Birds of Prey area, Swan Falls Dam, and open desert that makes for an easy Saturday. There is even a lava tube south of town, the Kuna Caves, which every local kid knows about and every parent pretends not to.
Downtown itself is a handful of blocks. A few restaurants, a coffee stop, the rodeo grounds, seasonal events. For big-box errands and most services, you will be driving to Meridian or Nampa, and that is the honest trade. You are buying quiet and square footage, and you pay for it in windshield time.
Who should think twice about Kuna?
I will talk you out of Kuna in three sentences if any of these sound like you.
You already hate your commute, and it is currently 15 minutes. You want to walk to dinner more nights than you cook. Or your work keeps you downtown late and often, because that drive home feels twice as long at 11 p.m.
There is a version of this valley for the way your week actually runs. My job is matching you to the right math, and I would rather lose the Kuna sale than have you resent the drive by Thanksgiving.
Quick FAQ
Is Kuna cheaper than Meridian?
Yes. At the June 2026 medians, Kuna sold about $100,000 below Meridian per IMLS data reported by Mike Brown Group. A lot of Kuna buyers are people who started their search in Meridian and kept the same builder floor plan for less.
How far is Kuna from the Boise Airport?
Closer than you would guess. The airport sits on Boise’s south side, so Kuna to a departure gate can beat some Boise neighborhoods to that same gate. Frequent flyers, take note.
Is Kuna still growing?
Fast. From 24,526 people in 2020 to roughly 32,665 in 2026 per Census estimates. Expect construction, new signals, and road projects to be part of life for a while.
The bottom line
Living in Kuna Idaho is a trade, and it is a clean one. Six figures of house money on one side. A real commute and a small-town service level on the other.
The families who love it here knew exactly what they were trading. The ones who do not usually skipped the Tuesday test drive.
