Boise Idaho Real Estate: The Local’s Guide

Most people researching Boise Idaho real estate are not going to end up buying in Boise. They just do not know that yet.

They search Boise because it is the name they know. Then they find out what a similar house costs twenty minutes west, and the whole plan quietly changes.

This page is the honest version of what it costs to live here, what the drive is really like, and what nobody tells you until you have already signed something.

What does a house actually cost in Boise?

The median Boise home sold for $577,500 in July 2026, up 10.0% from a year earlier. Boise is the third most expensive city in the valley behind Eagle and Meridian, and it is roughly $157,000 above Caldwell.

City figures are IMLS data reported by We Know Boise. County figures are from the Boise Regional REALTORS July 2026 Ada County stat sheet and the Boise Regional REALTORS July 2026 Canyon County stat sheet. One scope note that matters: city numbers cover single-family homes on less than one acre, while county numbers include every lot size. That gap is widest in Eagle and Star.

Boise moves fast. Median days on market in July was 8 days, with 1.83 months of supply and an average of $330 per square foot. Under three months of supply is a seller’s market, and Boise is nowhere near three.

Which side of Boise should you live on?

Pick the side of town by what you will drive to five days a week, not by the listing photos. Boise is small enough that everything feels close on a map and big enough that the map lies a little.

The thing almost nobody tells relocating buyers: the jobs in this valley are drifting east and south. Micron is adding roughly 3,500 positions at its campus on S. Federal Way in southeast Boise as two new fabs come online in 2027 and 2028. St. Luke’s is consolidating into a rebuilt downtown campus. Meanwhile HP has said it will exit its west Boise campus on Chinden at the end of 2027, which frees up 150 acres for whoever comes next.

None of that is a reason to panic about any neighborhood. It is a reason to think about where your commute is pointed in five years, not just next month.

What is the commute actually like?

Shorter than what you are leaving, and longer than you will plan for. Fifteen minutes here is a real fifteen minutes, and thirty minutes twice a day is still an hour of your life.

I am not going to hand you a drive time I did not measure, because a wrong commute number is the fastest way to lose your trust. Here is the honest version: these are the routes, and you should drive the one that matters to you at 7:30 on a Tuesday before you decide you can live with it.

Where is the new construction?

Not mostly in Boise. In July 2026, new homes made up 46% of all Ada County inventory, and most of what was on the market sat in Eagle or Meridian rather than Boise proper.

That matters because new construction and resale negotiate completely differently. Builders protect the base price and hand out value in closing costs, rate buydowns, and finished backyards. A resale seller will move on price and will not landscape anything.

What should you know before you move to Boise?

Four things come up on nearly every relocation, and none of them appear in a listing description.

  • Growth is real but Boise itself is not the fastest. Boise sits at about 256,450 people, up 1.1% in a year. Ada and Canyon counties together hold roughly 876,760, up about 150,000 since the 2020 Census. Star grew 14.4% in a single year. The valley is filling in around Boise faster than Boise is filling in.   • Irrigation is its own system. Many neighborhoods have pressurized irrigation separate from your water bill, with its own schedule and cost. People find out in April.
  • Property tax works differently than where you came from. Idaho’s homeowner’s exemption knocks 50% off your home’s value up to a $125,000 cap, and only on your primary residence. Check how it lands on the exact parcel.
  • Big companies keep choosing this valley. Micron, Meta out in Kuna, Amazon in Nampa, Tractor Supply building a distribution center. You do not have to work for any of them for that to matter. It is why the grocery store is busier every year and why your house has neighbors it did not have in 2020.

One genuinely nice side effect of that Amazon center in Nampa: same-day and next-day delivery across the valley is better than people expect when they move from a big city and assume they are giving that up.
