Who is actually buying in Eagle Idaho right now?

The people buying in Eagle Idaho right now are mostly cash and big-equity buyers. Plenty of them come from out of state. And hardly any of them are in a hurry. They will write the check. They will also grind you on price the whole way there. For years I told Eagle sellers that an out-of-state cash buyer would happily pay up to get the house. I was wrong, and one closing last summer fixed that for me for good.

That second part is what Eagle sellers keep getting surprised by. So let’s walk through who is actually showing up and what it means when you list.

What do homes actually sell for in Eagle?

The median sold price in Eagle was $949,000 in July 2026, up 5.5% from a year earlier. That is per Intermountain MLS data reported by We Know Boise in their report published August 9, 2026. Ada County as a whole sat at a $602,875 median that same month. And the county ran 15 median days on market with 2.37 months of supply.

Hold those two numbers next to each other. Eagle’s median sale sits about $346,000 above the county median. Every dollar of that gap is a buyer who cannot follow you into Eagle. So that is the whole story of selling here.

How big is Eagle, and how fast is it growing?

Eagle counted 30,346 people in the 2020 Census. The Census Bureau’s July 1, 2025 estimate puts it at 34,658, an 11.2% jump in five years. Owner-occupied housing runs 84.1%. Median household income is $122,894 in 2024 dollars. Both come from the 2020 to 2024 American Community Survey.

One more from that same survey, and it matters when a buyer is weighing Eagle against somewhere cheaper. Mean travel time to work for Eagle workers is 23.7 minutes. That is a five year average across everybody who lives here. It is no promise about your specific drive on your specific morning. Drive the route you care about, at the hour you care about, before you decide anything.

Why does buying in Eagle Idaho pull a different crowd?

Because of that price gap, mostly. At a $949,000 median you have priced out the buyer who needs a 5% down payment and a clean debt to income ratio. What is left standing in your living room is somebody selling a paid-off house somewhere else, or writing a check.

The Census puts Eagle’s median owner-occupied home value at $772,900 over the 2020 to 2024 survey period. That is a different measurement from a sold price. It is what owners estimate their own homes are worth, averaged over five years. Read together, the two numbers say Eagle has been climbing hard and recently. And that is exactly the kind of run that makes a seller overconfident.

Selling a house in Eagle is a little like selling a boat. There is nothing wrong with the boat. There are just fewer people in town who need one this particular week.

How does Eagle compare to the rest of Ada County?

All five figures are medians of sold prices for July 2026, from IMLS data reported by We Know Boise. Notice that Eagle rose less than the county did. A seller who assumes the most expensive city is also the fastest appreciating city is working off a feeling. But the report says otherwise.

Does a cash buyer mean I get my asking price?

No, and this is the one I was wrong about.

Last year I represented a couple relocating from California, paying cash. They were looking at a property in Eagle with a pool, a barn, and room for animals. Meanwhile the main floor had just been renovated. Everything about that buyer profile says a seller should be able to hold firm. Cash, out of state, clearly in love with the place.

We negotiated $50,000 off the asking price. We also got the seller to leave a pile of furniture and the pool equipment.

That deal closed quickly and everybody walked away happy, which is the part people miss. The buyer was not being difficult. A buyer with cash has the one thing that lets them walk, which is no pressure. They also know the pool of people behind them at that price is thin. Cash does not make a buyer generous. It makes them calm.

What is coming to this side of the valley?

Saint Alphonsus is building an 80,000 square foot, three story North Meridian Health Plaza. It sits off State Highway 16 and Chinden Boulevard, a short hop from Eagle. BoiseDev reported on February 16, 2026 that it targets late spring 2028 and roughly 110 new employees, alongside a much larger Nampa hospital expansion.

Big organizations keep choosing this valley. So that is a real answer for a seller wondering whether the buyers will still be here next spring. It is not a reason to add $40,000 to your list price this month. Those two things get confused constantly.

So should I price it high and see what happens?

I would not, and I say that as somebody who would make more money if you listed higher.

With 2.37 months of supply countywide, a buyer in your price range has time to sit and watch. An overpriced Eagle listing does not get a lowball offer. Instead it gets silence. Then you cut the price, and the next buyer reads that cut as a story about your house. The listings I have watched go sideways in Eagle almost never had a house problem. They had a first-week problem.

Price it where the July comps actually landed, let the equity and cash buyers come look, and then negotiate like they are going to ask for something. They are.

What is the actual cost of guessing high?
