What actually wins a house in Meridian?

Finding out what the seller needs, then giving them that instead of more money.

In 2019 I had buyers who found the must-have house, and of course there were other offers on it. So I called the other agent and asked what the sellers were trying to accomplish and what they needed out of the sale. We built the offer around those answers. It worked for both sides and my buyers got it.

That call costs nothing. Almost nobody makes it.

What do you do when it is a bidding war?

Use structure instead of raising your hand higher.

In 2016 I had buyers relocating from Oklahoma City for work, on a house with multiple offers. We paired an escalation clause with a clean offer and won without paying way over asking. The clause did the competing so my buyers did not have to name their ceiling out loud.

In 2016 on a different deal, on a home that had just hit the market and was getting real attention, we moved fast and I still got the seller down $4,000 and got them to pay all of my buyers’ closing costs. Speed and negotiation are not opposites.

Can you negotiate a new construction price?

Rarely the base price, and almost everything else. Builders protect the sticker because cutting it resets the comparable sale for every home behind yours in the phase.

So they hand out closing costs, rate buydowns, finished backyards and appliances instead. With new homes at 46% of Ada County inventory (Boise Regional REALTORS July 2026 market report), this is the negotiation most Meridian buyers actually end up in.

How much room is there in this market?

Meridian ran a $586,850 median in July 2026, up 10.7% (IMLS data reported by We Know Boise), and Ada County averaged 34 days on market with 2.4 months of supply (Boise Regional REALTORS July 2026 Ada County stat sheet).

Read the days on market, not the price. A seller in week five is a very different negotiating partner than a seller in week one, and 34 days average means plenty of Meridian sellers are in week five.

When is the answer to walk away?

  • When the number stops making sense. I have talked clients out of houses. I once talked my own mother out of one.
  • When the inspection finds something structural and the seller will not move on it.
  • When you are bidding against your own emotions. That is not a negotiation, that is an auction with one participant.

What is the first move?

Get preapproved with a lender who can close fast, because speed is the cheapest leverage available to you.
