The thing a Middleton Idaho builder expertise realtor knows that a great buyer agent might not is this: on a new build, the winning offer sometimes asks for LESS.

Last year my clients were competing against another family for a CBH home here. We did not raise our price. We asked CBH for five thousand dollars less in incentives than they were already publicly offering, and we gave them a short window to respond.
We got the acceptance at 8pm on a Friday.
That sounds like a gimmick until you understand what a builder is actually protecting, and then it is the most obvious move on the board.
Why can the base price not move?
Because the recorded sale price of your home becomes a comparable sale for every home behind you in that phase, and appraisers use it for months. Cut yours and you have quietly lowered the ceiling on the builder entire remaining inventory in that section.
Here is the mechanic with made up round numbers, just to show the shape of it.

Same money to you. Wildly different risk to them. That is why closing costs, a rate buydown, a finished backyard, fencing, appliances and upgrades all get handed over freely while the price stays put.
And it is why, when two buyers are competing, reducing what you ask for is worth more to a builder than raising what you pay.
What do you do the moment you learn you have competition?
Move in this order, and move fast, because a sales office is deciding on paperwork not on feelings.

One honest caution on step six. A deadline only has power if you are genuinely prepared to move on. Set one you can live with, because if you blink after setting it you have taught them exactly what your word is worth for the rest of the transaction.
What order should you ask for things in?
Closing costs first, because it is the easiest yes and it never touches the recorded price. Then a rate buydown through their lender, which is cheap for them and lowers your payment more than the same dollars off the price would. Then the trade items: fencing, landscaping, blinds, gutters, appliances. Then upgrades at their cost rather than design center retail.
Base price last, and usually only on a finished home that is sitting unsold, because a home already built and empty is costing them money every month and that changes the whole conversation.
Why bring me to the first model home visit?
Because of the registration card at the front desk. Sign it alone and some builders will treat you as unrepresented, and the agent you call the following week cannot be added to that file.
The builder pays my side on new construction in nearly every case, so bringing me does not raise your price. Leaving me at home does not lower it. It just removes somebody from your side of the table on the largest purchase of your life.
When should you hire a different agent?
- You want to build fully custom on your own ground. Different process, different specialist, and I will refer you
- You already registered with the builder alone and they will not add representation. I will tell you straight rather than waste your time
- You want somebody who will not question the upgrade list. I am going to ask what each one is worth at resale
- You do not want to compare two builders. Comparing is most of what I am for
