What should I know before moving to Boise Idaho for a job?

For years I assumed everyone moving to Boise was chasing a paycheck. I was wrong, and the moving truck data proved it. Nationally, family was the number one reason people moved in 2025 at 29%, with a new job or transfer second at 26%, per United Van Lines 2025 National Movers Study, which also ranked Idaho sixth in the country for inbound moves. But if you are the one moving to Boise for a job, you are the mover doing this without a local safety net. Your three questions are what homes really cost, which side of town fits your commute, and how to time a purchase from two states away. Answers below, in that order.

Quick honesty note on that data. Van line studies count full service moves, which skew older and higher income. Directional, not census grade.

What do Boise homes actually cost right now?

  • The median Boise home sold for $577,500 in July 2026, up 10.0% from a year earlier, per IMLS data reported by We Know Boise.
  • County wide, Ada County’s July 2026 median hit $602,000, up 9.5%, with homes averaging 34 days on market and 2.4 months of supply, per the Boise Regional REALTORS July 2026 Ada County stat sheet.
  • New construction was 289 of Ada County’s 947 July closings, roughly 31%, on that same report. For a relocator that is a real alternative to bidding on resale.

Boise is up 10% in a year while the affordable end of the valley is up 2 to 3%. That gap is the whole reason people who start their search in Boise finish it somewhere west of it.

Which side of Boise should I look at for my commute?

You pick the area. That is always the client’s call and I mean it. My job is handing you the map facts that make the choice easier, and the biggest one is that the valley’s jobs are quietly drifting east and south.

Micron, the headline employer on South Federal Way in southeast Boise, employs roughly 6,000 to 7,000 people here today and is growing toward roughly 10,500 as its new fabs come online. It opened a training center in 2026 because local hiring cannot fill the roles, which tells you exactly who is filling them. People like you. St. Luke’s, Idaho’s largest private employer at about 17,000 system wide across the whole state, anchors downtown. Meanwhile HP told employees it will exit its west Boise campus, which reads less like bad news and more like a large piece of west Boise waiting for its next chapter.

And the only commute advice I trust. No minute number I could type here beats your own steering wheel. Drive your exact route at the hour your shift actually starts, on a weekday, before you write an offer. I will not quote you a drive time I have not verified, because the freeway at 5:10 does not care what a blog said.

How do I buy a house when moving to Boise from another state?

This spring I did exactly this with a family coming from Colorado on a job offer. One spouse was already working here while the other managed the sale back home, which meant she toured every house through my phone camera. That setup is stressful in a way nobody warns you about, because one person feels like they are choosing the family’s home alone.

So we slowed down. I learned their hobbies and their weekends, and we widened the search until we found a home backing onto open foothills with the community pool their kids wanted.

Then the fun part. We coordinated their Colorado closing and this one so they moved straight from one house into the other, and we negotiated all of their closing costs paid, a seller funded rate buydown, and some prepaid taxes on top. They started life in a brand new state ahead on day one instead of behind.

Should I rent in Boise first or buy right away?

If the job is solid and you know this valley is home, waiting mostly buys you rent receipts and a second move. The wait for rates game usually costs more than buying now, and Ada County just went up 9.5% in a year.

But if the role is shaky, rent without shame. A primary home is shelter first, not an investment, and I have talked more than one relocating buyer into a lease. That is why those same people trust me with the purchase later.

Is Boise’s job market actually growing?

The pattern I can verify is that big companies keep choosing this valley. Micron is investing heavily in Idaho and announced a research campus for Boise. Meta built in Kuna. Tractor Supply came to the valley. That is momentum you can see from the freeway, and it is why the relocation side of my business has been busier than the local side.

Moving to Boise for a job means you are researching a city your new coworkers grew up in. Let the data carry the prices, let your steering wheel test the commute, and let one local do the worrying for you.
