The sides are the overlap between two homes, the move itself, and Idaho’s paperwork quirks. Budget the house plus a real cushion for the sides and the move stops being scary math.

What does a house in Meridian actually cost right now?

  • Meridian’s median sold price was $586,850 in July 2026, up 10.7% from a year earlier, per Intermountain MLS data. That is the fastest growth of any major city in the valley and it makes Meridian more expensive than Boise, which surprises almost every relocating buyer.
  • Ada County’s median single-family price hit $602,000 in July, up 9.5%, with homes averaging 34 days on market and 2.4 months of supply, per Boise Regional REALTORS July 2026 Ada County report.
  • 947 Ada County homes closed that month, up 4.8% year over year, same report.
  • The resale versus new construction gap is small right now. Existing Ada County homes ran a $600,000 median against $609,900 for new builds, same report.

Translation for a relocating buyer: well-priced Meridian homes do not sit long. You will house hunt on the market’s schedule, not your lease’s schedule, and the timing section below is how we handle that.

What does the move to Meridian Idaho itself cost?

Here is where I refuse to make up numbers, because moving quotes swing wildly with distance, weight and season. What I can give you is the list nobody hands out, so nothing ambushes you.

The overlap. Rent or mortgage in two places while the move happens, or storage plus a short-term rental if the timelines miss. This is the single biggest side dish, and the story below is about making it zero.

The truck or the pros. Get three real quotes early. Summer is peak season here and peak pricing is real.

The paperwork layer. New driver’s licenses, vehicle registration and titling, utility deposits, and homeowner’s insurance that prices Idaho risks instead of your old state’s.

The surprise in your favor. Idaho’s homeowner’s exemption knocks 50% of your primary home’s value, up to a $125,000 cap and including up to one acre, off your taxable value, per the Idaho State Tax Commission. You apply through the county assessor after you move in and it lasts as long as the home stays your primary residence. Out-of-state buyers miss this constantly. Do not be that buyer.

How did one family move without paying for two houses?

In 2017 I worked with a family relocating from California. They had a home to sell there and exactly one shot at a house-hunting trip here.

We treated it like an operation. I coordinated with their California listing agent so both closings would land together and they would not end up homeless in the gap. When they flew in, we spent two solid days in the car covering the valley from Middleton to Boise and walked somewhere between 30 and 40 houses.

They picked their winner in Meridian. Their choice, their eyes, on the ground.

Then the part they still talk about. We wrote a clean offer, negotiated $14,000 off the purchase price, got the sellers to leave a few things behind, and set a quick close. I handled the inspection and the final walkthrough while they packed in California. They pulled into town on closing day and I was standing at the house with their keys.

Total nights paying for two households: zero. That is not luck. That is timeline work, and it is the single most valuable thing an agent does for a relocation buyer.

Should we rent in Meridian first or buy right away?

I will give you the answer I give my own relatives. It depends on your certainty, not your finances.

If you know the Treasure Valley is home, waiting a year in a rental mostly buys you a year of rent receipts and a second move. The wait-for-a-better-market game usually costs more than buying now, and Meridian running up 10.7% year over year made that argument for me.

If you are genuinely unsure you will stay, rent. A primary home is shelter first, not an investment, and shelter you might leave in ten months is called a lease. I have talked more than one relocating family out of buying on trip one, and every one of them thanked me later.

Quick answers
