That is how fast the typical Meridian home went pending as of June 2026, per Zillow. When I tell sellers that number, they start mentally packing boxes.

Then I show them the other number. The median Ada County listing sat 38 days that same month, per Realtor.com data on FRED.

Both numbers are true, and the gap between them is the whole story of selling a house in Meridian right now. Homes buyers want go under contract in a week and a half. Homes priced for 2022 sit for a month plus, then chase the market down. Add roughly 30 days from accepted offer to closing, and a well-priced Meridian home takes about six weeks, sign in the yard to money in the bank.

What are the June 2026 numbers if I want to sell a house in Meridian?

  • Ada County’s median single-family price was $582,000 in June 2026, up 0.3% from a year earlier, per the Boise Regional REALTORS June 2026 Ada County stat sheet.
  • Average days on market countywide: 32, down from 34 the June before, on that same report.
  • Closed sales jumped 20.4% year over year, 1,034 homes in the month. Buyers are back.
  • Months of supply sits at 2.4, down from 2.9 a year ago. Under about four months is considered a seller’s market.
  • Meridian specifically: the median sale price was $541,267 and the typical home went pending in 11 days, with about 520 homes on the market, per Zillow data through June 30, 2026.

Quick honesty note on the numbers: Zillow counts every home type, the REALTORS report counts single-family only, and that is why the medians differ. Directionally they agree. Steady prices, faster sales, more closings.

Why do some Meridian homes sell in 11 days while others sit for 38?

Price. Almost every time, price.

I watched this lesson get taught back in 2013. A family hired me to sell their Boise home and gave me a three month window before they would take it off the market. They were skeptical, and I do not blame them. Their home sold so fast that our problem flipped overnight. We had to scramble to find their next house before closing, and we ended up negotiating $17,000 off the home they moved up to.

The house did that because we priced it where buyers already were, and buyers rewarded it with speed. That mechanic has survived every market since. Buyers in Meridian today are watching new listings like hawks, touring the well-priced ones that weekend, and ignoring the optimistic ones entirely.

Sitting is expensive. Every week on market invites lower offers, and the first price cut tells every buyer watching that more might be coming.

Read that last column twice if you own a resale home. Builders are trimming prices and stacking incentives, which caps what you can ask if a brand new home two miles away costs about the same. But resale medians still rose while new build medians fell, because plenty of buyers prefer established yards, bigger lots, and neighborhoods where the roads are done.

Your job as a seller is making that preference easy. Fix the small stuff, price at the market, and let the builders fight over the buyers who want granite from a catalog.

How long from accepted offer to money in my pocket?

Around 30 days with a financed buyer, and that stretch is mostly the buyer’s lender working. Cash can close in a week or two.

So the realistic Meridian timeline looks like this. A week of prep and photos before listing. One to two weekends on market if priced right. Thirty days of escrow. Call it six to seven weeks, door to bank.

The part sellers underestimate is the first week ON the market, and the part they overestimate is everything after. Once you are under contract with a solid buyer, the drama is mostly over.

Should I wait for a better market to sell?

If you are waiting for 2021 again, I will save you the suspense. That market was a once-a-generation sugar rush, and prices here have spent three years digesting it.

What you have right now is steady. Values are holding, buyers are active again (20% more closings than last June), and supply is still tight enough that sellers hold the leverage on well-priced homes. Waiting six months gets you a different market, and nobody can promise it gets you a better one.

My actual advice is simpler. Decide based on your life. New job, new baby, shrinking nest, growing one. If the move makes sense for your life, stop waiting on the market. If the move does not make sense yet, no market stat should talk you into it, and I will say that to your face even though I sell houses for a living.
