Buying a Rental Property in Meridian Idaho: Run These Six Numbers

The most expensive mistake in buying a rental property in Meridian Idaho is buying a house you would want to live in.

The two people skip most are vacancy and capital expenses. A roof does not bill you monthly, but it bills you.

Does Meridian actually pencil as a rental?

It is the hardest city in the valley to make work, and you should know that going in.

Meridian’s median was $586,850 in July 2026, up 10.7% (IMLS data reported by We Know Boise). Kuna was $482,896 and Nampa $433,745. On a rental, roughly $150,000 of purchase price is the difference between the rent covering it and the rent not covering it.

That does not mean do not buy in Meridian. It means run the Meridian numbers against the Nampa numbers before you decide, instead of after.

What should you spend money on in a rental?

Things that survive tenants and cost you when they fail. Not things that look good in photos.

I have walked buyers through builder selection appointments where the whole job was steering them toward finishes that last under a tenant without being expensive. Durable flooring instead of delicate flooring. Surfaces that clean up. Nothing that needs babying.

That is boring advice and it is the advice that pays. The upgrade that saves you a turnover beats the upgrade that impresses a showing.

Which builder upgrades are worth it on a rental?

Very few. On a home you plan to rent, most builder upgrades are a premium you pay today and do not recover in rent or resale.

Landscaping you would otherwise pay for yourself is worth asking for. A tile package is not. Know which one you are being sold, and remember that new construction is 46% of Ada County inventory right now (Boise Regional REALTORS July 2026 market report), so you will be having this conversation.

When is buying a rental property in Meridian Idaho a bad idea?

  • You are counting on appreciation to make it work. Up 10.7% in a year is great and it is not a plan.
  • You do not have reserves. One furnace and two months of vacancy in the same winter is a Tuesday, not a rare event.
  • You want it to be passive. Self managing is a part-time job. Hiring it out is a line item. Passive is a word people use before their first tenant.

What is the first move?

Run the payment on a real purchase price before you look at anything, because the payment decides which houses are even candidates.
