When is the best time to sell a house in the Boise area if you want to buy cheaper in Canyon County?

The best time to sell a house in the Boise area is February through May, and February is the month almost nobody uses. So let me ask the blunt question people actually ask me at the kitchen table. Should I list in February or wait for spring? February. I did not believe that either until I pulled three years of monthly numbers for both counties and found the same pattern sitting there every single year.

When is the best time to sell a house in the Boise area?

February through May, with the window opening faster than most sellers expect. Realtor.com housing inventory data, via the Federal Reserve Bank of St. Louis, tracks how long listings sit each month in Ada County.

In 2026 the median Ada County listing sat 62 days in January. February dropped to 43. March hit 38, April 37, and May bottomed out at 36.

Then it climbs back. June went to 38, July to 43, and August to 45. Notice that August sits worse than February does. Sellers who wait for the “spring market” to feel like spring often land in July instead, and July has been slower than February for three years running.

Should I list in February or wait for spring in the Treasure Valley?

List in February, especially in Canyon County, where February is essentially as fast as May. The same Realtor.com data for Canyon County makes the case in one row of numbers.

Canyon listings sat 65 days in January 2026. February fell to 37. May was also 37. August was 46.

So in Canyon County this year, a February seller and a May seller waited the same number of days. The February seller had far less company. The pattern repeats. In 2025 Canyon went from 64 days in January to 45 in February. In 2024 it went from 71 to 51.

Why does February work when it feels like the wrong month?

February works because buyers show up before sellers do, and that imbalance lasts about eight weeks. The active listing count for Canyon County shows the supply side plainly.

Canyon had 629 active listings in February 2026. By June there were 801, and by July 847. Ada County ran 1,330 in February and 1,843 by July.

Meanwhile the people relocating in for a summer job start, or a school year, are already shopping in February. They have to be. Closing takes about a month, then they need time to move. So you are selling into real demand with about a quarter fewer houses beside yours.

What is my house competing against right now?

Right now you are competing in a market that is tighter than last year. Boise Regional REALTORS reported an Ada County median sale price of $595,000 in August 2026, up 6.9% from a year earlier.

The same report shows 955 closed sales, up 14.8%. Days on market came in at 37, down from 41. Months of supply sat at 2.4, down from 3.0.

Those figures count closed sales and measure days differently than the Realtor.com listing data, so the day counts do not match. Use the association numbers for value. Use the listing data for timing.

One more date to build around. Your buyer’s lender has to deliver their Closing Disclosure three business days before closing, per the Consumer Financial Protection Bureau. So the last three business days of your sale are locked, and a late change resets that clock.

What if I am selling in Ada and buying in Canyon?

Then February is even better for you, because you sell into the tight month and buy into the loose one. That sequence is the whole strategy, and hardly anybody runs it on purpose.

Here is the gap you are moving across. The Census Bureau puts the median value of owner-occupied homes in Meridian at $531,600 for 2020 to 2024. Caldwell sits at $367,300 over the same years.

That is $164,300 of difference in reported value. List in February, close in March or April, then shop Canyon County in May when there are 743 houses on the market instead of 629.

How do the months actually stack up?

February and May are the two best listing months, and the summer months people think of as prime are the slowest of the year. Here is 2026 side by side, using the Realtor.com listing data via the St. Louis Fed.

Month you list, 2026 Ada days on market Canyon days on market Canyon active listings
January 62 65 580
February 43 37 629
March 38 36 652
April 37 39 678
May 36 37 743
June 38 38 801
July 43 42 847
August 45 46 832

Read the Canyon column. February beat April. It tied May. And it beat July by five days with 218 fewer houses competing against yours.

What happens when a house sells faster than the sellers planned?

You scramble, and that is a better problem than the other one. I listed a Boise home back in 2013 for a family who would only commit to me on the sale side. They gave me about three months.

It sold so fast we had to work overtime finding their next house. We found an animal property in Eagle with real potential, and they were handy people. Then we went to work. We got the seller down $17,000 and got them to put in a new septic system and drainfield.

Another family I helped in Nampa in 2015 ran the move in reverse on purpose. They sold, then bought for less than they had been carrying, so one of them could stop working and be home with the kids. We got $3,000 off and their closing costs paid.

So what would I actually do?

I would have the house photographed in January and live on the MLS the first week of February. Then I would plan to shop Canyon County in April or May with a contract already in hand.

For the payment math, Freddie Mac put the 30 year fixed average at 6.95% on September 17, 2026 and the 15 year at 6.26%. Rates are a real input, though they are rarely the input that decides a move.

If the move makes sense for your life, stop waiting on the market. Let me know what your street has sold for lately and I will tell you whether February is worth the wait.
